A mortgage banker is the lender, whereas a mortgage broker represents several lending institutions and serves as a liaison between the lender and borrower. Here are some of the benefits of working with each.

Mortgage Brokers …

The National Association of Mortgage Brokers defines a mortgage broker as an “independent real estate financing professional who specializes in the origination of residential and/or commercial mortgages.”

Brokers work individually with borrowers, collecting information, documentation, and verification to process the loan application. Once the loan package has been prepared and conditionally approved. The broker matches his client with a lender. He walks the paperwork through final approval, escrow deposits, and loan funding.

Broker’s fees are typically paid by the financial institution for the broker doing the loan generation, paperwork, and bringing the business to the financial institution.

Mortgage Bankers …

As defined by the Mortgage Bankers Association of America, a mortgage banker is an “individual, firm, or corporation that originates, sells, and/or services loans secured by mortgages on real property.”

Mortgage bankers are direct lenders. Working with them eliminates the middleman. They may use automated underwriting systems, so working with a banker may prove more expeditious. Mortgage bankers maintain competitive rates.

If you’re in the process of selling a home, be mindful of laws covering full disclosure. The best thing to do if you’re unsure what to disclose is to consult your real estate professional, Tim Bro, who has the knowledge and expertise to walk you through the disclosures.

The general rule of thumb is that anything that could affect the value of the property or the desirability of the property should be disclosed.

When it’s time to fill out the disclosure forms, answer all questions to the best of your ability. Disclose everything that you’d want disclosed to you if you were the buyer. If you don’t know the answer to a question answer “Do Not Know.” But not having precise facts about defects does not permit you to answer “Do Not Know” to the question.

In today’s market the lease with the option to buy a home does not come along readily. There are many advantages to this choice. You live in the home and experience what its surroundings offer. If you lack the funding to purchase, the lease with option to buy may act as a forced savings. Best of all if you fall in love with home you get to purchase it!

Leasing with an option to buy a home: a renting tenant signs an agreement with a landlord stating that the tenant can buy the property at the end of a prearranged time period. The owner is obligated to sell at the option price, but the tenant is not obligated to buy. However, the tenant can buy the property only if the landlord exercises the option to sell.

The option to buy is terminated if the tenant in any way violates the lease before closing the agreement to purchase. An option to buy only gives the tenant legal title upon exercise of the option which becomes an absolute and binding contract of sale.

The tenant often pays above-market rent for the property, but a (nonrefundable) portion, called the rent credit, is credited toward the purchase price.

Title issues occur with surprising frequency. It is estimated one of every four residential real estate transactions has title issues.

Based on thorough examination of records, potential title problems usually can be found and cleared prior to the purchase of the property.

Once a title policy is issued, if a valid claim arises, it will be covered under the title insurance policy. The title insurer will pay the legal fees involved in defense of the insured’s rights. That protection is in effect as long as the insured owns the property.

December has always been an exciting month for our family on Loma Ave. Our family connection to Jingle Bells (Mom being the great granddaughter of James Lord Pierpont, author of Jingle Bells) always generates that little extra spark of excitement and magic for us around the holiday season. 

Mom would certainly never boast about our family connection to Jingle Bells, but her joyous and infectious smile, and her yearly, Jingle Bells themed holiday decorations hinted she's at least a little proud of her place in the family tree. 

Each December, jingle bells hang on the front door, announcing the arrival and departure of all visitors with a happy jangle. We even had a door chime that played Jingle Bells until the well used winding mechanism finally expired.

Coronado and San Diego Offer Holiday Frolic

The City of Coronado kicks off the holiday spirit boost in early December, dressing each and every Orange Avenue pine tree in a coat of colorful lights. Follow Orange Avenue along this sparkling, seasonal path and walk or bike to The Old Ferry Landing to enjoy the festive city skyline, often doubled in reflection on the glassy waters of San Diego Bay.  On the way, be sure to stop by Cafe 1134 or Starbucks to pick up your favorite holiday hot toddy. 

Within days of the tree lighting tradition, pedestrians take charge of a Orange Avenue to stroll amongst holiday parade goers and in to quaint and cozy shops during merchant's open house.  Young and old are thrilled to see Santa arrive by fire engine to oversee lighting of the "big tree", the tallest holiday tree you'll likely ever see!

3 Ways to Protect Home Exteriors



Most siding materials require little to no upkeep. Stucco, brick, and stone sidings are thought to last the life of a home, according to a report released by the National Association of Home Builders.

Here are 3 ideas to help protect your home:
  • ·         Keep foliage away. Make sure no plants are growing on the siding. Plants can trap moisture and allow insects and animals to infiltrate. You want the siding to be exposed to the elements, and be able to breathe.

  • ·         Watch where water may be getting in. Check areas around windows and doors to see if water is getting in. Moisture can linger and eventually cause rotting or fungal growth. Make sure those areas have been properly caulked to prevent seepage.

  • ·         Keep the gutters cleaned. Many home owners think they only need to check for clogged gutters in autumn when leaves are falling. A neighbor’s stray ball, a bird’s nest, or even squirrels stocking up for winter can quickly become a serious problem. If water gets backed up in your gutter, it could damage your siding too. Check gutters at least twice a year.

1110 Loma Avenue - Home for the Holidays and Throughout the Year



Shortened Days Heightened Our Spirits

As sunsets hiked north each Spring and slipped south every Fall, our nature-oriented family loved this home where we celebrated life, built lifelong memories and created unique traditions, with a little help from Coronado’s sunsets. 

At the end of long and languid summer days on Loma Avenue, we enjoyed watching the sun rest in glorious fashion after its daylong reach to the north, sending beams of golden slumber through Star Park’s trees to create leaf speckled shadows on our dining room window.  This soothing and magical light show fueled many an evening of coffee and conversation with family and friends. 

After the summer solstice, we found that shortened days heightened our spirits as we anticipated the coming holidays and observed the subtle changes in Southern California’s weather.  We tracked sunsets as they slowly progressed daily, from right to left across the horizon, each day creeping ever closer to the end of Point Loma and towards the cool depths of the Pacific Ocean.  When the late summer sun began to set over water, we would watch for the “green flash” under a salmon-colored and crimson canopy of clouds. 

The highlight of our family’s celestial spectacle was Thanksgiving Day sunset, where we walked a few short steps to the beach to take in nature and bid a very special and spiritual sendoff to our solar soulmate. 

While we found that our two-block walk to the beach, unfortunately, did not work off a substantial Turkey Day feast, we did find that our treasured yearly celebration brought: serenity – through the glory of the sea and sky before us – appreciation and bounding thankfulness for our once-in-a-lifetime home behind us -- our pillar and source of emotional strength that helped guide us throughout life’s grand procession.
