Finding the Right Neighborhood


When you think about your dream home, are you seeing the house, or the neighborhood it's in?

It's easy to get caught up in bedroom and bathroom counts when you're shopping for a new home, but the biggest choice you're going to make in the process is of course the ‘where’ question. So how do you find the home that's going to be the perfect fit for your whole lifestyle?

Here are three of my favorite tips to see if an area or a particular area is right for you:
  • Check out the basic stats. 
    What is the median sale price of homes in a given neighborhood? How do the local and nearby schools perform? What amenities are nearby? How popular is the neighborhood in today's market? 
  • See what the neighbors are doing. 
    Get a sense of local activities, and see if it looks like a place with frequent block-parties or if people may keep more to themselves. 
  • Learn the traffic patterns. 
    Knowing that you're close to the highway or a public transportation center is one thing. You should find out if there are frequent jams at key commuting times, or if a nearby farmers' market limits road access during weekends. You may also want to consider how much parking is available, both for yourself and for when you want to entertain.

5 Things to Look for in Your San Diego Neighborhood



Since relocating is such a major undertaking, it’s vital to thoroughly research your options. Here are five things to assess in a prospective neighborhood to ensure you’ll feel at home.

1.      Transportation
One consideration is how you’ll navigate your new surroundings. Find out whether you’ll have access to public transportation or need a car. If you can use public transit, what are the service hours and stops? If you require airport proximity, determine how you’ll get there. The amount of time it will take to get to all your destinations.

2.      Businesses
Before visiting a neighborhood, think about businesses you’ll be frequenting, such as a bank, medical services, grocery store, pharmacy and retail shops. Make sure they’re a comfortable distance from your prospective home.

3.      Schools
If you have children, another must-have is access to quality education. Concerning school reputation, consider and attend a PTA meeting at a given school. By speaking with other parents, you’ll get firsthand information on the school’s quality.

4.      Amenities
Do you like to frequent the gym, the park, restaurants, pubs, music venue or the theatre? Research the proximity to your favorite venues and activities.

5.      Economy
Drive through the streets of a potential neighborhood and look for clues. Are businesses opening up, clean streets, and a prevalence of people moving in the area? Look for indications that people care about their property and each other. Do houses and landscapes look maintained? Are neighbors interacting? Talk to them and ask about their experience of living there.

Sellers Story ... Why We Love 3015 Mission Village Dr


After my wife and I got married in 2014, we were eager to get a nice home in a safe area to call our own. A home is a great investment but we also wanted a place where we could start a family. With a dog already on-board, something with a yard was a must. As a law enforcement family, we were acutely aware of what parts of town interested us the most. Fortunately, 3015 Mission Village hit the market at the perfect time. Serra Mesa was at the top of our list for neighborhoods. It’s centrally located within San Diego, being approximately 15 minutes from downtown, beaches, and any other area you might want to visit. 3015 Mission Village was modestly priced, had room for renovations which we enjoyed doing, and was expertly designed making the most of the modest footprint. Even the dog was happy, having a great backyard with a large covered patio and mountain view over the fence to the east.

Once we moved in, we got straight to the renovations. We immediately installed new custom noise-cancelling windows, blinds, and a fence. The busy street that is Mission Village practically disappeared overnight into a calm and peacefully living space. We completely remodeled the backyard landscape, including the addition of a sprinkler system, to give us a zen-like area we now call our “California Room”. We remodeled the kitchen, painted the entire house (inside and out), and replaced all the outlets, light switches, and light fixtures. The house started to become our own. In the Spring of 2016, we added a state-of-the-art HVAC heating and cooling system that specializes in energy efficiency. Our energy bills are now, consistently, among the lowest in the neighborhood. These changes to the home made our biggest addition a much easier one to handle. My wife and I welcomed our daughter into the world on May 18th. Through our renovations, we made a beautiful home to raise her in with few things to worry about. We even added new appliances such as a washer, dryer, oven, dishwasher, microwave, and water heater to make things just a touch easier and more efficient.
Due to work relocation, we sadly must leave the home we made our own to take our daughter and dog to the Midwest. This home has been great to our family and I truly hope someone comes along who will treat it, and our great neighbors, with the same care and dignity that we showed it. 3015 Mission Village will always hold a special place in our hearts as the place where our family started and we’ll never forget that.

1110 Loma Avenue - Home for the Holidays and Throughout the Year



Shortened Days Heightened Our Spirits

As sunsets hiked north each Spring and slipped south every Fall, our nature-oriented family loved this home where we celebrated life, built lifelong memories and created unique traditions, with a little help from Coronado’s sunsets. 

At the end of long and languid summer days on Loma Avenue, we enjoyed watching the sun rest in glorious fashion after its daylong reach to the north, sending beams of golden slumber through Star Park’s trees to create leaf speckled shadows on our dining room window.  This soothing and magical light show fueled many an evening of coffee and conversation with family and friends. 

After the summer solstice, we found that shortened days heightened our spirits as we anticipated the coming holidays and observed the subtle changes in Southern California’s weather.  We tracked sunsets as they slowly progressed daily, from right to left across the horizon, each day creeping ever closer to the end of Point Loma and towards the cool depths of the Pacific Ocean.  When the late summer sun began to set over water, we would watch for the “green flash” under a salmon-colored and crimson canopy of clouds. 

The highlight of our family’s celestial spectacle was Thanksgiving Day sunset, where we walked a few short steps to the beach to take in nature and bid a very special and spiritual sendoff to our solar soulmate. 

While we found that our two-block walk to the beach, unfortunately, did not work off a substantial Turkey Day feast, we did find that our treasured yearly celebration brought: serenity – through the glory of the sea and sky before us – appreciation and bounding thankfulness for our once-in-a-lifetime home behind us -- our pillar and source of emotional strength that helped guide us throughout life’s grand procession.
